Before arrival
Before your arrival, you will be notified by e-mail with emergency contact information, detailed directions to chosen condominium, and the key lockbox number for you to pick up the key.
Security deposit
The security deposit fee is $200.00, refunded after satisfactory inspection of condominium unit and check-out – see specifications below. Deposits can be made by cashier check, money order, money wire or Western Union.
Check-in / check-out
Check-in is after 3:00pm and check-out is at or before 11:00am. After you check-out, the property will be cleaned, and a thorough inventory and inspection will be taken before the next guests check-in. Providing there is no more than reasonable clean-up, and nothing damaged or missing, we will then return your security deposit before your departure. It is understood that damages or lost items will be deducted at a replacement cost, which may include but is not limited to labor expense, shipping and handling costs. Locked pantries and closets are reserved for the use of the property owner and are not included in this rental. You as the guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting the condo.
Cancellation policy
Unless otherwise stated, the cancellation policy is as follows: Reservations require a 50% deposit plus a security deposit within 7 days of booking your reservation. The balance will be paid 30 days before arrival. Failure to pay the rental deposit and security deposit, or the balance of rental on time, could result in the cancellation of your reservation at condominium. If reservations are made less than 30 days before arrival, then a 100% of rental and security deposit are required within 7 days of booking. The rental deposit, less a $250.00 processing fee is refundable until 90 days prior to the arrival date. Cancellations between 61-90 days of arrival are subject to a 50% surcharge of the rental. Cancellations between 31-60 days of arrival are subject to a 75% surcharge of the rental. Cancellations less than 30 days of arrival are subject to a 100% surcharge of the rental. Bookings for the Christmas and New Year season are subject to a 100% surcharge regardless of time of cancellation. 100% of the security deposit will be refunded upon any cancellation.
Key Lockbox
Our condo is equipped with a key lockbox. The access code will be provided to you once we have received full payment. Please do not remove the key from the lockbox, but do replace the lockbox top after each use of key. There is a $75.00 fee for any lost property keys in order to replace the locks.
Occupancy
Occupancy is restricted to the number of occupants as described and paid for.
Cleaning
The condo unit will be cleaned prior to your arrival, and again after your departure. Any excessive cleaning will be deducted from your security deposit. If excessive cleaning is necessary, you may make arrangements with the owner for the cleaning of the unit for the duration of your stay stay for an additional fee. For extended stays the owners may require additional cleaning.
Smoking
Smoking is prohibitted in the condominium. Violation of this policy will result in additional cleaning fees.
Insurance
We highly recommend obtaining trip insurance for your vacation. It will cover you against losses due to unexpected cancellations, illness, etc. We do not assume financial responsibility for any cancellations due to unexpected circumstances.
Responsibility Disclaimer
The owner will not be held responsible for injury, loss, or damage to any person or belongings of persons occupying the rental property. The rights, if any, of a person occupying the property, or invitees of such person, to assert a claim or seek recourse against any property owner, sales representatives, agents for any injury to the person or property of such person shall be governed by the laws of Mexico and determined exclusively in and by the courts of Mexico having proper jurisdiction. The property owner cannot be held liable in the event of acts of God, omission of supplier, property owner, air carrier, ground transportation, household staff, who does not render service or accommodations.
Guests shall be responsible for the conduct of any minors accompanying the guest, or who shall be invited onto the property and shall hold the property owner harmless and indemnify the property owner from and against any damage or injury caused by such minor.
